Home sharing rules in HOAs


HOAs (sometimes called condo boards or strata) make and enforce rules for their properties. While all owners within a given residential complex are HOA members, there’s usually a board of five to seven controlling members.

The HOA lays out its rules in bylaws and covenants, conditions, and restrictions (CC&Rs). Home sharing policies are generally covered in the CC&Rs and can only be changed by a vote of the entire HOA membership.

While HOAs determine their own guidelines, they must observe local home sharing laws.
